Committees

The following committees were formed to assist the Board.  A Board member serves as the committee chairman for each of these committees.

vendor contracts

To provide guidance and oversight of our vendor contracts and related commercial arrangements for goods and services provided through our HOA for WCF. Ensure contracts are properly reviewed/structured by Waccamaw to benefit and help support the interests of WCF.  Includes such vendor contracts as US Lawns for lawn & irrigation services plus vendors for gates, cameras, repair & maintenance, electricity, insurance, etc., including commercial arrangements; ensure Waccamaw has such activities/documents in good order. Assist Maintenance committee; in particular, provide support with smaller vendors where a more flexible commercial arrangement may be appropriate. Oversee the Waccamaw property management contract. Seek Board approvals for recommendations.    

maintenance

To provide guidance and oversight of our maintenance strategy and ongoing activities for 1) Landscaping &   Irrigation, 2) Fences, 3) Pump House, 4) Roads and 5) Gates. Ensure these areas are properly maintained by Waccamaw and in good operating condition; in particular, establish a preventative maintenance program for fencing and the other areas as required. Ensure Waccamaw develops a network of local vendors to focus on “handyman” type repairs and upkeep. Make sure Waccamaw monitors ongoing operational performance of vendors vs the agreed arrangements. Identify/prioritize major renovations and longer-term projects that don’t occur on a regular basis and the expected timing involved. Seek Board approval for recommendations. 

safety

To review safety/security of the community, looking at such items as lighting, traffic & signage, roundabouts, sidewalks, including gates, camaras and emergency preparedness. Seek Board approval for recommendations.   

communications

To oversee communication efforts and keep residents informed and connected (via TownSq) including board minutes and other key periodic communications deemed necessary such as newsletters, blasts, etc. Explore options to better organize TS and enhance functionality. Investigate capability to optimize response and interaction of TS service requests. Look at an outside website to aid communication efforts. Seek Board approval for recommendations.

beautification

Works in conjunction with the Maintenance Committee to make recommendations on preserving the beauty of Woodcreek Farms and it’s neighborhoods

Architectural Control Committee

To review and approve requests for new construction and modifications to existing homes and residential landscapes in accordance with established HOA standards. Monitor overall compliance and help ensure balanced enforcement across the WCF neighborhoods. Apprise Board of key projects/developments.

Advisory Committee

An “ad hoc” committee comprised of selected former Board Members (FBMs) and others within WCF who share their insights/experiences occasionally or on ad hoc basis to the HOA Board in an advisory capacity.
