Here are some of the most commonly asked questions. If you have a question which is not answered here, send us an e-mail or call the Waccamaw Management number above.
Assessments for most residents are collected yearly in January. For the three low maintenance neighborhoods, assessments are collected quarterly. Each neighborhood’s assessments are different. There are several ways to pay:
- Sign into the TownSq app or TownSq website and pay your assessment online. There is a fee for use of a credit card.
- Use your payment coupon and mail in the assessment payment to the address provided.
- Drop your payment off at the Woodcreek Farms HOA Office, 1712 Woodcreek Farms Road.
If you do not have, or have not received your coupon book as a new homeowner, reach out to info@waccamawmanagement.com and have them send you an assessment payment coupon book. If you want to pay online via TownSq, you will need your account number to first set up your account on TownSq. Check with Waccamaw if you do not have an account number yet and the time has come to pay your assessment.
One of the key responsibilities of the HOA Board is to enforce the rules of the Association among homeowners in the community. The community association is in place to help everyone in a community and preserve the overall aesthetic of the neighborhoods. When a violation is noted, a courtesy letter will be sent to the homeowner explaining the violation and the process for curing it. Some common violations include leaving roll carts out too long, failure to properly maintain landscaping and improperly parked vehicles.
Your letter will explain the violation. The Declarations of Covenants, Conditions and Restrictions (CCRs) and all governing documents are located in the “Documents” section of TownSq.

Here are some things to try:
- The first thing to try is a neighborly attempt to resolve the problem. Start by speaking with your neighbor about the issue.
- Use the City of Columbia’s online reporting system to fill out a noise complaint at https://columbiapd.net/submit-a-police-report/ or contact the police directly using the non-emergency number at (803) 252-2911. You can also contact Animal Services at (803) 776-7387.
- Make a report to the Management company by creating a TownSq Request, or e-mail us at

Download the app to your phone:
The city of Columbia and Richland County both have apps you can download to your phone to assist you in understanding curbside pick-up for household trash, recycling, and yard waste.
Columbia: Look for the app “Columbia SC Solid Waste” from the App Store and Google Play. You may also call (803) 545-3800 to request reminder calls or texts on the days prior to garbage, recycling or yard trash pickup. Use the City of Columbia Waste Wizard to determine what goes into the recycling roll cart and to see holiday pick-up days at https://columbiasc.net/solid-waste/recycling/waste-wizard.
Richland County: The app for Richland County can be found at
https://www.richlandcountysc.gov/Government/Departments/Public-Works/Solid-Waste-Recycling. Large bulk items can be taken to the county landfill for disposal.
Trash/Recycling Roll Carts:
Please place your garbage/recycling roll carts out no earlier than the evening before pickup on your scheduled collection day. City of Columbia ordinance requires that roll carts be removed from the curb no later than 7:30 p.m. on the day of collection. (When not at curbside on pickup days, all roll carts shall be located or screened from view so that they are not seen from neighboring streets and property.)
The City of Columbia asks that recycling items be placed loose in the Blue Recycle Bin – NOT in bags.
City of Columbia Pickup
- Garbage: Fridays (except Courtyard Villas: Tuesday)
- Recycling: 1st & 3rd Fridays (except Courtyard Villas: Every other Friday)
- Yard Trimmings* and large cardboard: Tuesdays (except Courtyard Villas: Thursday for County residents and Tuesday for city residents.)
* Yard trimmings include grass clippings, loose or bagged leaves and branches (less than 6 feet in length).
WCF properties not within City of Columbia defined limits:
There is a small number of properties within the Woodcreek Farms subdivision that do not lie within the city limits of Columbia. As county-only residents their garbage, recycling and lawn trash are controlled by Richland County. Contact the Richland County Ombudsman at (803) 929 -6000 or online at:

Note: Commercial yard vendors are to remove their own trimmings and are not to leave it on the curb. Homeowners only can use municipal pickup.
Yard Waste:
Yard waste may be placed curbside no earlier than three days before pickup.
Please remember as you tackle these chores, that the City of Columbia performs curbside pick-up of yard waste and trimmings on Tuesdays of each week.
(Note: A few homes in Courtyard Villas are serviced by Richland County, and are governed by their policies and schedules.) Yard trash, otherwise known as “yard trimmings,” can be a combination of loose or bagged grass clippings, leaves, sticks (less than 6 ft in length), bulk items (i.e., furniture, clothing, rigid plastics). The City requests (but does not strictly require) that cardboard boxes be flattened.
Bricks, concrete, and other building materials must be separated from yard waste, and are subject to a charge. Residents may call the City Sanitation Department (803-545-3800) for special pickup of a large number of boxes by the cardboard disposal truck. It is required that these boxes be flattened.

What do I do if the gate is not working?
There are two main options – if you are at the control box, press the “Quick Call Button” which contacts Waccamaw Management. You can also call them directly at 843-237-9551 (if after hours press 1 as prompted on the
call), or by e-mail at

No! The golf course is private property and is posted as such. Due to issues in the past, violators will be reported to the Columbia Police Department. Please DO NOT violate the No Trespassing order!
Lake lot owners may launch small boats such as Jon boats or canoes from their property. No sail boats are allowed. No gasoline powered motors are allowed. Electric trolling motors, oars, paddles and paddle
wheels are the only allowed means of propulsion allowed. No guests, accompanied by lake lot owners, are allowed access to any Woodcreek Farms body of water.
There is NO public area within Woodcreek Farms where fishing is allowed. Lake lot owners may fish from their property.

The post with paper tube and mailbox costs approximately $290. They will deliver for an additional $45 fee (prices subject to change).
If you are in a gated community, use TownSq or e-mail the management company to report the pothole. Please include the location of the hole and if possible a photo of the pothole. If you are not in a gated community
the answer becomes more complicated. If you know your road is serviced by the city of Columbia you could use the city’s self report line at (803) 545-3790. If you are unsure, send a request in TownSq or e-mail the
management company with the information. Some of the roads in the neighborhoods are still owned by the developer and the city will not service them. While the HOA is making an effort to get all developer owned roads in Woodcreek farms transferred to the City, there is no guarantee on the timeline or level of success. Ultimately, it is between the developer and the city. Homeowner involvement may likely be needed in the effort.
Any modifications made to the exterior of your house or property including pools, fences, satellite dishes, major landscaping renovations (including tree removal) need to be approved by the Architectural Control Committee (ACC).
Please do not begin your modification project until you have received written approval from the ACC. A request for the changes can be made online at TownSq, under the Architectural
Review page.
Automobiles and non-commercial trucks or vans shall be parked only in the garages or on the hard-surface driveways. Recreational vehicles, trailers, and boats shall be parked only in the garages or stored offsite (not in Woodcreek
Farms).
Owner’s automobiles and non-commercial trucks or vans are to only be parked in garages or in the driveways. Recreational vehicles are to be parked in the garages.
Guests can temporarily park on the roadways by the curb.
On-street parking is only allowed for temporary purposes, ie., parties, guests visits, landscapers, etc. and
may not extend overnight.
Special note for The Village: On-street parking, if allowed by Supplemental Declaration, is subject to the following rules:
- No overnight parking
- Under no circumstances will parking be allowed on both sides of the street
- No parking within 20 feet of an intersection

The dividing line is Jacobs Millpoint Road. Street lights in each neighborhood are owned by the neighborhood and can be identified by a number on the pole. All other street lights fall under the HOA umbrella.
- North – The Crossing, Northwoods Villas, Northwoods Lake, Courtyard Villas, Club Ridge, Club Ridge B5, The Pointe, The Village, Riding Grove.

No Solicitation/No Trespassing signs are located throughout Woodcreek Farms and it is suggested that you post one near or on your front door. We ask for your support in not encouraging solicitors. They should not come onto
your property under any circumstances without your permission; nor should solicitors leave flyers in your mailbox or newspaper tube. Further, City of Columbia ordinances prohibit the distribution of literature on city streets.
